North Central Iowa Land Prices | Values

 

According to the Iowa State University 2020 Farmland Survey, North Central Iowa land prices increased from $7,912 an acre in 2019 to $7,929 an acre in 2020. This was a $17 per acre or .2% increase. The average price of high quality farmland within this region (85 CSR2) is $8,889 an acre, the average price for medium quality farmland (76 CSR2) is $7,350 an acre, and the average price for low quality farmland (51 CSR2) is $5,213 an acre.

 

According to the fall 2020 Realtor Land Institute report, the average North Central Iowa land prices is $9,107 per acre for high quality, $7,420 per acre for medium quality, and $5,175 per acre for low quality farmland. The average price for non tillable pasture is $2,750 per acre and $2,175 per acre for timberland for this region in Iowa.

 

The averages above for both reports are determined by interviewing agricultural professionals such as financial investors, brokers/realtors, county auditors, farm managers, and appraisers. 

 

According to Iowa Appraisal and Research Corporation 2020 recap report there were a total of 63 farms offered to the public via public auction in 2020 which is a decrease from 2019 when 93 farms were brought to the market. A total of 6,041 of tillable acres were offered for sale in North Central Iowa in 2020. The average price of farmland that sold on auction was $7,885 per acre which was up .34% from 2019 and the average price per tillable CSR2 point is $103 which is up $2 points from 2019.

Kossuth County, Iowa Land Prices | Values

Kossuth County, Iowa had a rather active 2020 land sales year. 7 tracts of land traded per the land auction method ranging from $7,275 to $9,150 per acre. Kossuth County is a well demanded area for farmland. I think the 2021 land market in Kossuth county will be strong due to the big farming operations in the county.

 

According to Iowa State University Survey, the most recent average price of farmland near Algona, Iowa is $8,404 an acre which is up from last year in 2019 when it was $8,623 per acre. The average CSR2 in Kossuth County is 78.2.

 

 

 

Winnebago County, Iowa Land Prices | Values

 

Winnebago County, Iowa land sales activity in 2020 was lower than average. Only 2 tracts of land sold via public auction in 2020. Sale prices ranged from $7,300 to $8,700 per acre. According to Iowa State University Survey, the most recent average price of farmland near Forest City, Iowa is $7,357 an acre which is up from last year in 2019 when it was $7,246 per acre. The average CSR2 in Winnebago County is 72.9.

 

 

 

Worth County, Iowa Land Prices | Values

 

There were no land auctions in Worth County in 2020. According to Iowa State University Survey, the most recent average price of farmland near Northwood, Iowa is $7,311 an acre which up from last year in 2019 when it was $7,251 per acre.

 

The average CSR2 for farmland in Worth county is 73.8. There were three farms listed for sale in 2020 all which were located in the central part of the county. Two of the three farms sold and one is actively listed for sale.

 

 

 

Mitchell County, Iowa Land Prices | Values

There was 1 land auction in Mitchell County in 2020. The farm was located south of Osage, Iowa. There was one additional farm listed for sale in Mitchell County that sold.

 

According to Iowa State University Survey, the most recent average price of farmland in Mitchell County, Iowa is $8,065 an acre which is up from last year in 2019 when it was $7,841 per acre. The average CSR2 for farmland in Mitchell County is 80.9.

 

 

 

Hancock County, Iowa Land Prices | Values

Hancock County, Iowa land sales activity was average in 2020. The highest priced farm that sold in 2020 was $10,350 per acre. This was a very nice 40 acre tract with a high soil CSR2 index rating of 87.7. Each farm in Handcock county is different; the value of farmland in Hancock County, Iowa can range widely.

 

According to Iowa State University Survey, the most recent average price of farmland near Garner, Iowa is $7,812 an acre which is down from last year in 2019 when it was $7,828 per acre. The average CSR2 in Hancock County is 74.6.

There were 10 land auctions in Cerro Gordo County in 2020 totaling 919.53 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 80% or greater tillable was $7,100 per acre in 2020. The average CSR2 of the farms offered for sale on auction in 2020 was 76.7. The average price per CSR2 point of these sales was $99.2.

 

According to Iowa State University Survey, the most recent average price of farmland near Mason City, Iowa is $7,762 an acre which is slightly down from last year in 2019 when it was $7,804 per acre. The average CSR2 for farmland in Cerro Gordo County is 74.6.

 

 

 

Floyd County, Iowa Land Prices | Values

There were 10 land auctions in Floyd County in 2020 totalling 859.35 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 CSR2 and 80% or greater tillable was $7,467 per acre in 2020. A total of 810.34 acres were sold, 774.28 which were tillable with a CSR2 of 82.6. The average price per CSR2 point of these sales was $94.  

 

According to Iowa State University Survey, the most recent average price of farmland near Charles City, Iowa is $7,673 an acre which is up from last year in 2019 when it was $7,654 per acre. The average CSR2 for farmland in Floyd County is 79.5.

 

 

 

Humboldt County, Iowa Land Prices | Values

Humboldt County, Iowa is a very diverse county when it comes to the makeup of farmland. A few river systems run through the county which offers some lower quality land. Although most farmland is high land and offers high soil CSR2 indexes. These farms are highly demanded and can bring over $10,000 per acre. Year 2020 land sale price topped at $8,600 per acre, this was a nice 80 acre farm with a 74.2 CSR2 value. The sale was Nov. 13th 2020. Land investors and local farmers are always on the look for farmland in Humboldt County, Iowa.

 

According to Iowa State University Survey, the most recent average price of farmland near Humboldt, Iowa is $8,732 an acre which is up from last year in 2019 when it was $8,623 per acre. The average CSR2 in Humboldt County is 80.3.

 

 

 

Wright County, Iowa Land Prices | Values

Wright County, Iowa land sales activity in 2020 was lower than average. Not many farmland acres came up for sale in 2020 in Wright County, Iowa. In November, a very nice 160 acre tract sold for $10,500 per acre. A farmland investor in the area purchased the farm out bidding local farmers. Wright county, Iowa farmland is highly demanded and sells well at public auction.

 

According to Iowa State University Survey, the most recent average price of farmland near Clarion, Iowa is $8,765 an acre which is up from last year in 2019 when it was $8,716 per acre. The average CSR2 in Wright County is 78.6.

 

 

 

Franklin County, Iowa Land Prices | Values

There were 6 land auctions in Franklin County in 2020 totalling 924.5 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 CSR2 and 80% or greater tillable was $7,490 per acre in 2020. A total of 374.92 acres were sold, 353.82 which were tillable acres with a CSR2 of 71.5. The average price per CSR2 point of these sales was $112.8.

 

According to Iowa State University Survey, the most recent average price of farmland near Hampton, Iowa is $7,856 an acre which is up from last year in 2019 when it was $7,809 per acre. The average CSR2 for farmland in Franklin County is 79.4.

 

 

 

Butler County, Iowa Land Prices | Values

There were 6 land auctions in Butler County in 2020 totalling 1,005.82 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 80% or greater tillable was $7,050 per acre in 2020. A total 950.55 were tillable with a CSR2 of 76.0. The average price per CSR2 point of these sales was $95.3.

 

According to Iowa State University Survey, the most recent average price of farmland near Allison, Iowa is $8,052 an acre which is up from last year in 2019 when it was $7,934 per acre. The average CSR2 in Butler County is 74.6.
