Weekly Land Auction Results in Iowa 

Iowa farmland auctions were slow / steady this past week but, we still saw strong sale prices with the highest per acre price at $13,500 (House – Acreage) or $9,690 per acre for a tillable – wind turbine farm in Hamilton County. 1,428.32 acres were sold throughout the state via the auction method, with 1,141.57 acres tillable farmland. Even with seasonal fluctuations, farmland values have remained generally consistent since 2015. This time (Summer) of year is hard to make a very compelling case on the outlook of land values because of the lack of sales through the summer months. We think this fall, as more sales get underway, that the market will tell how the farm operators and land investors will feel about the value of land and stability of Iowa agriculture. Farmland values are largely dependent on geography and adjust to reflect their market’s current supply and demand. This year seems to be a tipping point on the direction of where land values will stand for the next few years in the future. This fall will be an interesting time for land owners and anyone that is connected to Iowa farmland. Negative factors that can affect farmland values are low commodity prices, cash or credit availability, high input prices, weak cash rental rates, an uncertain agricultural future, and strong alternative (stock market, economy). If these continue to stay steady or become more of an issue we may see a downward tick in overall sales moving forward. Meaning that if you have a farm to sell this fall is a great time to unload before the demand starts to decrease. Weather- Very dry weather has hindered the crop in most parts of the state, with the exception of a few cells centering up the central part of the state. The 90 degree temps scheduled for the week and little moisture are starting to turn what started as an exceptional crop into an above average crop. Let’s pray for rain here in Iowa as we get through August.
