Weekly Land Auction Results in Iowa 

There were thirteen auctions this week across the state of Iowa. Of the thirteen sales, all but one sale met sellers expectations through the auction process. We have been witnessing several sales trade hands right around $100 – $105 per CSR2 point. Many of the nicer farms this week went for $115 per CSR2 point or more. This week’s big sale was located in Lee County, Iowa. This sale was around 869 acres, with a few tracts selling for over $10,000 per acre. The pasture ground that sold on the same auction were low with one being $1,950 per acre. We are open minded on what the tillable farmland value will do through the fall land auction season. The U.S. Department of Agriculture recently announced that there will be up to $12 billion in relief for 7 commodities here in the United States. We could see an upturn in land prices if this is the case because many farmers were stressing about the high tariffs reducing the price of commodities. Weather- Rain has been coming down in bunches the past week. It seemed to have rained nearly everyday this past week with no change until the weekend. There should be water puddles in many of the fields across the state. Hopefully we get a dry period for about a week.

The volume in land auction sales is down from past years,  yet the demand is still very high. If you have tillable farmland it is a prized commodity for farmland investors and local operators. We would classify this market a strong farmland market. As we get closer to the fall, we will see tick up in land auction sales.
