The farm will be offered as one tract at a public auction on August 8th, 2022 at 1:00PM at the Community Center in Humeston, Iowa.

The farm is located 3.5 miles east of Humeston, Iowa and 1.5 miles northwest of Cambria, Iowa on hardsurface County Road J22. The farm consists of 190+/- cropland acres. The entire farm carries a CSR2 of 51. This farm has had extensive conservation improvements done to it the last 12 months. The surety aerial and location map does this farm no justice. Sale Method: The farm will be sold at live public auction with online bidding and phone bidding available as one tract.

Farm Lease: The cropland has a 1 year lease, expiring on Feb 28th, 2023. There is a one year hunting lease on the farm for $4,000 annually that expires April 1st, 2023.

Survey: A recent survey (4/12/22) has been completed on the property. See above for a copy of this survey. Seller will not be surveying the property again prior to closing.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing. Full possession will be March 1, 2022.

Farm Closing: Sept 15th, 2022.
