Sale Method: The farms will be sold at live public auction with online and phone bidding opportunities for all buyers. Tract’s #1, Tracts #2, and Tract’s #3 will sell via the buyer’s choice method. 

Farm Lease: The farms have an open lease for the 2026 farming season. The buyer(s) will receive full possession at closing.

Survey: A survey may be completed by the owner to identify property boundaries prior to closing. Contact agent for details. The acreage multiplier is net taxable acres. 

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder(s) will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon the buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the seller’s attorney or a settlement company trust account. The remaining balance will be due at closing. 

Farm Possession: The buyer will receive full possession at closing. 

Farm Closing: April 21st, 2026

Mineral Rights: All mineral rights owned by the seller if any will be conveyed to the buyer at closing.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm.
