Sale Method: The farm will be sold as one tract at online auction bidding.

Farm Lease: The farm is currently leased for the 2025 agriculture season. Full possession is March 1st, 2026 per tenant’s rights. 

Survey: A farm survey will not be completed.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. The sale is not contingent upon the Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. The remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing and full possession March 1st, 2026.
