Happy New Year! Now is a great time to look back at the auction results from 2018 for Worth County, Iowa. The average price of farmland that sold on auction in Worth County was $8,684 an acre. More importantly, the average tillable price per CSR2 point is $106.45. I personally track all land auctions across the county. There were 11 public farmland auctions inside the county lines in 2018. The Results are as follows:
I used all 12 auctions that were brought to auction to determine the county average of $8,684 an acre. All 12 auctions were more than 80% tillable so they were all great comparatives when looking at what the value of tillable farmland is worth in the county. In my survey to come up with a county average farmland value for Worth County, there were a total of 802.5 acres offered to the public. 767.17 acres of the total acres offered were cropland acres; therefore, the acres offered to the public were 95.59% cropland acres. The average CSR2 rating of the 12 tillable farms that were brought to auction that was more than 80% tillable was 85.33. Therefore, my calculations prove the current price per CSR2 point for Worth County is $106.45.
