Happy New Year! Now is a great time to look back at the auction results from 2018 for Tama County, Iowa. The average price of farmland that sold on auction in Tama County was $8,683 an acre. More importantly, the average tillable price per CSR2 point is $121.51. I personally track all land auctions across the county. There were 12 public farmland auctions inside the county lines in 2018. The Results are as follows:


I used 11 of the 12 auctions that were brought to auction to determine the county average of $8,683 an acre. I disregarded the sale that was brought to the market on July 23rdbecause the sale was less than 80% cropland acres. The remaining 11 auctions were more than 80% tillable so they were all great comparatives when looking at what the value of tillable farmland is worth in the county. In my survey to come up with a county average farmland value for Tama County, there were a total of 1,060.34 acres offered to the public. 951.83 acres of the total acres offered were cropland acres; therefore, the acres offered to the public were 89.76% cropland acres. The average CSR2 rating of the 11 tillable farms that were brought to auction that was more than 80% tillable was 79.60. Therefore, my calculations prove the current price per CSR2 point Tama County is $121.51.

Why Track Public Auctions to Calculate Land Value?
