Southeast Iowa Land Prices | Values

 

According to the Iowa State University 2020 Farmland Survey, Southeast Iowa land prices decreased from $9,341 an acre in 2019 to $9,299 an acre in 2020. This was a $42 per acre or .45% decrease. The average price of high quality farmland within this region (80 CSR2) is $9,299 an acre, the average price for medium quality farmland (67 CSR2) is $6,639 an acre, and the average price for low quality farmland (46 CSR2) is $4,134 an acre.

 

According to the fall 2020 Realtor Land Institute report, the average Southeast Iowa land price of farmland is $9,675 per acre for high quality, $6,813 per acre for medium quality, and $4,471 per acre for low quality farmland. The average price for non tillable pasture is $2,910 per acre and $2,741 per acre for timberland for this region in Iowa.

 

The averages above for both reports are determined by interviewing agricultural professionals such as financial investors, brokers/realtors, county auditors, farm managers, and appraisers. 

 

According to Iowa Appraisal and Research Corporation 2020 recap report there were a total of 65 farms offered to the public via public auction in 2020 which is a slight decrease from 2019 when 87 farms were brought to the market. A total of 5,771 of tillable acres were offered for sale in Southeast Iowa in 2020. The average price of farmland that sold on auction was $7,570 per acre which was down 1.5% from 2019 and the average price per tillable CSR2 point is $115 which is up $1 points from 2019.

Mahaska County, Iowa Land Prices | Values

Mahaska County, Iowa saw all sales volume in the latter half of the 2020 year.  Many pasture farms were offered in 2020. Pasture farms showed strength with quality fences and water available. There was a limited number of tillable farms brought to market in 2020 to determine how prices have moved since last year in 2019. 

 

According to Iowa State University Survey, the most recent average price of farmland near Oskaloosa, Iowa is $6,790 an acre which is down from last year in 2019 when it was $6,907 per acre. The average CSR2 in Mahaska County is 68.2.

 

 

 

Keokuk County, Iowa Land Prices | Values

Keokuk County, Iowa saw a fair amount of sales in 2020. In November, a table top 160 brought $14,000 per acre. The farm was sold on choice creating strong buyers interest. Also in November, two quality mixed use pasture farms with some cropland acres brought low to mid $3,000 per acre, respectively. Quality is king in Keokuk County. 

 

According to Iowa State University Survey, the most recent average price of farmland near Sigourney, Iowa is $6,653 an acre which is up from last year in 2019 when it was $6,628 per acre. The average CSR2 in Keokuk County is 63.

 

 

Washington County, Iowa Land Prices | Values

 

Washington County, Iowa saw a handful of farmland sales in 2020. The biggest stand alone sale in Southeast Iowa was a 40 acre farm in February brought $15,100 per acre carrying a 84.8 CSR2 and 38 of the 41.68 acres were considered tillable. In October, a farm carrying a 76.3 CSR2 brought $9,450 per acre. Washington County land values have held strong. 

 

According to Iowa State University Survey, the most recent average price of farmland near Washington, Iowa is $8,386 an acre which is down from last year in 2019 when it was $8,593 per acre. The average CSR2 in Washington County is 68.

 

 

 

Louisa County, Iowa Land Prices | Values

Louisa County, Iowa saw 5 auctions with 10 different parcels come to auction in 2020. In February, a tillable 199 acre farm brought $9,700 which was the highest in the county in 2020. Louisa County has the majority of its farms in the “medium” quality farmland class. 

 

According to Iowa State University Survey, the most recent average price of farmland near Wapello, Iowa is $7,746 an acre which is up from last year in 2019 when it was $7,741 per acre. The average CSR2 in Louisa County is 63.7.

 

 

 

Wapello County, Iowa Land Prices | Values

Wapello County, Iowa saw a handful of quality farms brought to market in 2020. A nice 120 brought $9,200 in September providing good support to the market. Recreational farms sold consistently in the low $3,000s with good solid hunting farms with some income trended higher. 

 

According to Iowa State University Survey, the most recent average price of farmland near Ottumwa, Iowa is $5,522 an acre which is down from last year in 2019 when it was $5,626 per acre. The average CSR2 in Wapello County is 56.6.

 

 

 

Jefferson County, Iowa Land Prices | Values

Jefferson County, Iowa was limited to public auctions in 2020. There was one strong sale in November that brought $10,000 per acre carrying 82.1 CSR2. A nice mixed farm with recreational and tillable land brought $5,300 per acre. 

 

According to Iowa State University Survey, the most recent average price of farmland near Fairfield, Iowa is $5,611 an acre which is up from last year in 2019 when it was $5,608 per acre. The average CSR2 in Jefferson County is 61.

 

 

 

Henry County, Iowa Land Prices | Values

Henry County, Iowa saw a good mix of sales in 2020. Henry County land values held up well through the downturn and will be interesting to see how they react with current trends in the market. A nice 160 brought $11,000 per acre. Recreational land in the county was trading in the mid $3,000s for 2020. 

 

According to Iowa State University Survey, the most recent average price of farmland near Mount Pleasant, Iowa is $6,663 an acre which is down from last year in 2019 when it was $6,901 per acre. The average CSR2 in Henry County is 63.8.

 

 

 

Des Moines County, Iowa Land Prices | Values

Des Moines County, Iowa saw some nice sales in 2020. Quality farmland traded between $9,000 – $12,000, respectively. In September, a nice upper 80s CSR2 farm brought $12,300. Pasture land in Des Moines County is limited, but when it is brought to market it sells well. 

 

According to Iowa State University Survey, the most recent average price of farmland near Burlington, Iowa is $7,224 an acre which is down from last year in 2019 when it was $7,465 per acre. The average CSR2 in Des Moines County is 67.

 

 

 

Davis County, Iowa Land Prices | Values

Davis County, Iowa had a fair amount of farms enter the market in 2020. Quality tillable farmland was limited compared to 2019. Pasture land ranged from the low $2,000’s – low $3,000’s depending on location and water improvements. A nice recreational farm sold in the late 2020 for $3,450 per acre which was strong for the area. 

 

 

According to Iowa State University Survey, the most recent average price of farmland near Bloomfield, Iowa is $4,921 an acre which is up from last year in 2019 when it was $4,897 per acre. The average CSR2 in Davis County is 46.7.

 

 

 

Van Buren County, Iowa Land Prices | Values

Van Buren County, Iowa has seen a good number of recreational land and pasture land farms sell on auction. Prices were relatively consistent in the up $2,000’s to $3,500 per acre. There was a limited number of quality farmland sold in the county in 2020. A couple key farms sales were two farms selling in November for $122 per point. 

 

According to Iowa State University Survey, the most recent average price of farmland near Keosauqua, Iowa is $5,260 an acre which is up from last year in 2019 when it was $5,215 per acre. The average CSR2 in Van Buren County is 49.

 

 

 

Lee County, Iowa Land Prices | Values

Lee County, Iowa saw some fantastic sales in 2020. There were two farms that sold in the bayou south of the Skunk River in the upper $10,000s. Both farms carried soil rating in the high 70s to low 80s. Recreational land is still selling strong, farms in good areas with good improvements selling in the mid $3,000 per acre range. 

 

According to Iowa State University Survey, the most recent average price of farmland near Fort Madison, Iowa is $6,618 an acre which is down from last year in 2019 when it was $6,738 per acre. The average CSR2 in Lee County is 52.3.
