Happy New Year! Now is a great time to look back at the auction results from 2018 for Polk County, Iowa. The average price of farmland that sold on auction in Polk County was $13,475 an acre. More importantly, the average tillable price per CSR2 point is $184.89 I personally track all land auctions across the county. There were 5 public farmland auctions inside the county lines in 2018. The Results are as follows:

 

I used 4 of the 5 auctions that were brought to auction to determine the county average of $13,475 an acre. I disregarded the sale that was brought to the market on August 12th because it was less than 80% tillable. The remaining 4 auctions were more than 80% tillable so they were all great comparatives when looking at what the value of tillable farmland is worth in the county. In my survey to come up with a county average farmland value for Polk County, there were a total of 325 acres offered to the public. 288.95 acres of the total acres offered were cropland acres; therefore, the acres offered to the public were 88.9% cropland acres. The average CSR2 rating of the 4 tillable farms that were brought to auction that was more than 80% tillable was 81.95. Therefore, my calculations prove the current price per CSR2 point Polk County is $184.89.

Why Track Public Auctions to Calculate Land Value?
