The average value of farmland that sold on auction in Pocahontas County was $5,000 to $8,200 an acre. More importantly, the average tillable price per CSR2 point is $73.71 to $107.91. We personally track all land auctions across the county. There were 6 public farmland auctions inside the county lines in 2019. Sale volume was average and Pocahontas County farmland is in HIGH demand. The Results are as follows:
We used 6 of the 7 land auctions that were brought to auction 6 of them sold and 1 auction was a no sale which is how we determined the county average of $5,000 to $8,200 an acre. The 7 land auctions that the farms sold were about 95% tillable so they were all good comparatives when looking at what the value of tillable farmland is worth in the county. In our survey to come up with a county average farmland value for Pocahontas County, there were a total of 868.96 acres offered to the public. Of those acres 743.11 sold at auction. Of those acres 680.25 of the total sold farm acres offered were cropland acres; therefore, the acres offered to the public were 93 % cropland acres. The average CSR2 rating of the 6 tillable farms that sold at auction that were more than 93% tillable was 80.6. Therefore, my calculations prove the current price per CSR2 point Pocahontas County is $73.71 to $107.91 many variables and higher sales volume in Pocahontas County do not make this accurate for your farm. Why Track Public Auctions to Calculate Land Value?
Nobody can argue buyers set the market for all assets. Farmland is no different. A farm is worth only what someone is willing to give for it. That’s why we lean heavily on what public auctions have done over the past 12 months when evaluating a client’s farm. At public auctions, everyone gets a fair chance to bid on the farm. Buyers will bid their absolute most and when they have hit their highest dollar amount. They typically go $200 – $500 more an acre because they can’t stand the farm they know they may only get one opportunity at in their lifetime is about to get away from them.
