We used all 7 auctions that were brought to auction 7 of them sold on auction which is how we determined the county average of $4,350 to $10,600 an acre. The 7 land auctions that the farms sold were about 97% tillable so they were all good comparatives when looking at what the value of tillable farmland is worth in the county. In my survey to come up with a county average farmland value for Palo Alto County, there were a total of 999.48 acres offered to the public. Of those acres 999.48 sold at auction. Of those acres 949.92 of the total sold farm acres offered were cropland acres; therefore, the acres offered to the public were 97 % cropland acres. The average CSR2 rating of the 7 tillable farms that sold at auction that were more than 97% tillable was 71.54. Therefore, my calculations prove the current price per CSR2 point Pocahontas County is $99.63 many variables and average sales volume in Palo Alto County do not make this accurate for your farm.
