Iowa Land Company has been rated Midwest’s Best Land Real Estate Brokerage by The Land Report. Iowa Land Company Real Estate and Auction Company is an Iowa based company that helps Iowa landowners understand their property values and represent clients selling their property when that time comes. The co-owners and four brothers; Nick, Matthew, Cody, and Luke Skinner are honored to be nominated for this Best Brokerage award. 1. Briefly describe your brokerage, its specialties, and its expertise.


Iowa Land Company is a farmland real estate brokerage that services all 99 counties in Iowa. Our specialty is selling Iowa farmland. As a family owned business, we offer a full service farmland auction platform as well as traditional listing in a very professional manner.  Our sole focus is to provide Iowa landowners with an honest, trusting, and professional service that they can tell friends and family about. Grassroots and modern cutting edge marketing with a nationwide reach is where we excel. Connecting buyers and sellers of Iowa farmland is our duty and we take that very seriously. Our boots only know Iowa dirt and we take pride in being the Iowa farmland experts that are here for the Iowa people.



2.  Is there one impressive sale, listing, or statistic for 2020 that qualifies as a true WOW moment? Please share the news!


Recreational Listing

In 2020 we sold the “Winke Farm” in Monroe County, Iowa. The farm consists of 975 acres of South Central Iowa’s beautiful landscape with a great mix of timber and open cropland acres, managed and owned by renown whitetail deer hunter Bill Winke, host of Midwest Whitetail Web show. This was a one of a kind hunting property. Located southeast of Albia, Iowa. The farm sold for $3,800,000. 


Agricultural Farmland Listing

In 2020 we sold the Morris Family Farm located in Sioux County, Iowa. The farm consists of 480 acres of which 438 acres are considered cropland with a CSR2 of 67. Farms like this are hard to find and can take a lifetime to put together. A very well taken care of, farm in a very strong farming community. Located northeast of Akron, Iowa. The farm sold for $4,100,000



3.  What was your take on the 2020 market? Not the broad US market but your specific market, your buyers and sellers, and your book of business.


Our Iowa market was stable with land values holding strong in a majority of the state. Overall land prices climbed 1.7% in 2020 which was a nice surprise considering the ongoing agricultural downturn partnered with the COVID-19 pandemic. Low interest rates, strong Iowa yields, federal farm aid, a fall commodity price rebound, and a limited amount of available land helped boost increased land prices in 2020. Some areas were more saturated with farms for sale than others so the demand wasn’t as high in those areas, but overall we saw both local operators and investors buying farms without hesitation. We did have more buyers enter the market because of the volatility in the stock market throughout the year. 2020 was a great year and we expect big things from 2021.



4.  What are your predictions for 2021?  Again, not the broad US market but your specific market, your buyers and sellers, and your book of business.


The 2021 year should be a phenomenal year for us. Prices on Iowa farmland remain rock solid through the first quarter of this year. This Spring has been our best yet with numerous successful farmland auctions and many pending farms in both the tillable farmland and recreational property categories. Our brand is rapidly growing and we are finding the traditional word of mouth advertising is traveling to many of the farming communities here in Iowa. The 2021 farmland prices will still hinge on the pace and speed of Federal Reserve moves on interest rates, commodity values, overall inflation indexes, and the availability of land parcels. With that said, the record low interest rates, favorable commodity prices rally, and limited amount of available land should keep our market very strong and competitive here in Iowa. We look forward to seeing what 2021 has to offer for us at Iowa Land Company.
