Iowa Land Company is honored to represent the Henry Staubus and Mary Lou Staubus Administrative Trust, these 221.57 acres of quality farmland is located in Warren County Iowa in Otter Township, Section 21 and 22. The farm is located 6 miles West of Milo, IA, at the intersection of highway 65 and G58, with hard surface frontage. This is a rare chance to purchase a farm that hasn’t been offered to the public since 1984. The entire farm will be offered in three tracts at live public auction on September 5th, 2018 at 12 pm Noon at the American Legion Post 165 in Indianola, Iowa.

 

 

Tract 1- Consist of 36.39 (more or less) acres, 36.05 cropland acres are currently in a corn/bean rotation. Currently 99% productive. This tract boasts a tremendous 91.7 CSR2 average and has been tiled and terraced where needed. Sharpsburg silty clay loam and Macksburg silty clay loam soils make up the majority of this tract. A proven producer of this caliber with high soil fertility does not trade hands often in this region.

 

Tract 2- Consist of 112.33 (more or less) acres, 102.75 cropland acres are currently in a corn/ bean rotation. The remaining 9.58 acres consist of timber, waterways, and terraces. Currently over 92% tillable.  This tract carries a 81.8 CSR2 average and has tile in place where needed…. Zook silty clay loam, and Sharpsburg silty clay loam soils make up the majority of this tract. A great producer year after year with highway frontage.

 

Tract 3- Consist of 72.85 (more or less) acres, with 68.18 being cropland acres carrying a 64.8 CSR2 average. This is a great ridge farm with exceptional terrace contour and tile in places. Multiple water intakes are present on this tract. A 1.75 +/- acre pond sits in the center of the farm which provides entertainment and fishing opportunities for bass and bluegill. There is also an active grain bin built in 1982 that holds 10,500 bushels, with a new dryer installed in October 2016 along with a new 200 amp pedestal meter that was installed in April 2017. Also included is a 45 x 24 corn crib, and 63 x 25 livestock barn. There are multiple grain facilities nearby with South Central Co-op with the closest being in Milo, IA. The hard surface frontage makes for easy accessibility to all three tracts.

 

      The farm is currently being share cropped and will be open for 2019 growing season. 10% down will be taken the day of the auction and the winning bidder of each tract will be entered into a real estate contract. Farm closing will be October 20th, 2018, and full possession will be obtained once the current crop is harvested. All active bidders must be registered prior to bidding on the farm.
