Every January I like to sit down and analyze the sales that were brought to market the previous year in the counties I broker the sale of land in because it provides me confidence I understand the local market when assisting clients sell their farmland. The average price of farmland that sold on auction in Howard County was $6,958 an acre. The average CSR2 of the farms brought to auction was 72.2. More importantly, the average tillable price per CSR2 point is $108. I personally track all land auctions across the county. There were 8 public farmland auctions inside the county lines in 2019. The Results are as follows:
I used 6 of the 8 auctions that were brought to auction to determine the average auction price of $6,958 an acre. The farm sold on November 7 had a farmstead included in the sale so it was hard to determine a true value of the dirt that was sold. The farm sold in September was a recreational farm and it did not meet the sellers expectations therefore resulted in a no sale. In my survey to come up with a county average farmland value for Howard County, there were a total of 523 acres offered to the public. 437.1 acres of the total acres offered were cropland acres; therefore, the acres offered to the public were 95.08% cropland acres. The average CSR2 rating of the 6 tillable farms that were brought to auction that was more than 80% tillable was 72.2. Therefore, my calculations prove the current price per CSR2 point for Mitchell County is $108.

Why we Track Public Auctions to Calculate Land Value?
Nobody can argue buyers set the market for all assets. Farmland is no different. A farm is worth only what someone is willing to give for it. That’s why I lean heavily on what public auctions have done over the past 12 months when evaluating a client’s farm. At public auction, everyone gets a fair chance to bid on the farm. Buyers will bid their absolute most and when they have hit their highest dollar amount. They typically go $200 – $600 more an acre because they can’t stand the farm they know they may only get one opportunity at in their lifetime is about to get away from them.
