Hello All! Now is a great time to look back at the auction results from 2018 for Hamilton County, Iowa. The average price of farmland that sold on auction in Hamilton County was $6,600 to $10,200 an acre. More importantly, the average tillable price per CSR2 point ranged from $78.67 to $131.18. We personally track all land auctions across the county. There were 6 public farmland auctions inside the county lines in 2018. Sale volume was low and Hamilton County farmland is in HIGH demand. The lower selling farmland for 2018 was non square fields and had no tile in place. Land in Hamilton County can range depending on the farm.  The Results are as follows:

We used 6 auctions that were brought to auction to determine the county average of $$6,600 to $10,200 an acre. The remaining  auction was a recreational timber auction that brought $3,000 an acre. We held that auction from the averages in this survey. In my survey to come up with a county average farmland value for Hamilton County, there were a total of 915.33 acres offered to the public. 879.92 acres of the total acres offered were cropland acres; therefore, the acres offered to the public were 96 % cropland acres. The average CSR2 rating of the 6 tillable farms that were brought to auction that was more than 92% tillable was 82.7. Therefore, my calculations prove the current price per CSR2 point Fremont County is $78.67 to $131.18 Many variables and low sales Hamilton County do not make this accurate for your farm.
