Every January I like to sit down and analyze the sales that were brought to market in the counties I broker the sale of land in because it provides me confidence I understand the local market when assisting clients sell their farmland. The average price of farmland that sold on auction in Butler County in 2019 was $7,444 an acre. Most importantly, the average tillable price per CSR2 point for Butler County is $97. I personally track all land auctions across the county. There were 13 public farmland auctions inside the county lines in 2019. The Results are as follows:
I used 13 of the 13 auctions that were brought to auction to determine the county average of $7,444 as they were all nice tillable farms that were more than 85% cropland acres. The average CSR2 rating of the 13 tillable farms that were brought to auction that was more than 80% tillable was 78.5. In my survey to come up with a county average farmland value for Butler County, there were a total of 1,133.47 acres offered to the public. 1,092.09 acres of the total acres offered were cropland acres; therefore, the acres offered to the public were 96.34% cropland acres. Therefore, my calculations prove the current price per CSR2 point for Butler County is $97.
