Happy New Year! Now is a great time to look back at the auction results from 2018 for Bremer County, Iowa. The average price of farmland that sold on auction in Bremer County was $7,050 an acre. More importantly, the average tillable price per CSR2 point is $111.39. I personally track all land auctions across the county. There were 5 public farmland auctions inside the county lines in 2018. The Results are as follows:
I used 2 of the 5 auctions that were brought to auction to determine the county average of $7,050 an acre. I disregarded the sales brought to the market on February 16th because the three different tracts did not meet the seller’s expectations, therefore, did not sell. The remaining 2 auctions were more than 80% tillable so they were all great comparatives when looking at what the value of tillable farmland is worth in the county. In my survey to come up with a county average farmland value for Bremer County, there were a total of 201.5 acres offered to the public. 187.46 acres of the total acres offered were cropland acres; therefore, the acres offered to the public were 93.03% cropland acres. The average CSR2 rating of the 2 tillable farms that were brought to auction that was more than 80% tillable was 68.03. Therefore, my calculations prove the current price per CSR2 point Bremer County is $111.39.
