The Quantity Of Auctions Per Quarter & CSR2 Average Value Statewide

This chart tracks the quantity of auction per quarter and the average CSR2 value over the past 5 years! There were 179 land auctions across the state in the first quarter of 2025 which is lower than years past where there were 231 land auctions in the first quarter of 2024 and 253 auctions in the 2023 first quarter. The average price per CSR2 fell slightly down to $171 per tillable CSR2 point which is only a 0.58% decrease from the 2024 1st quarter. What Are The Trends For 2025?

2025 could shape up to be volatile depending on how a few different influencers shake out. This year initially started the era of a new administration and the shift in policies. We would like to think agriculture is immune to political pressures but, that is not always the case. Tariffs and trade tensions could push the industry into a focal point of a potential trade war as we saw in the previous Trump administration (2016 – 2020). 2024 brought some cuts in the Federal Reserve rate which dropped interest rates slightly. We feel like the high cycle is in and we will see rates gradually continue to go down over time. We do believe the Covid-19 ultra-low rates are in the rearview and 5% might be the middle line on farm mortgages for the short term. Grain prices play a significant role in land market trends. Last summer into the fall we saw grain prices roll back to below profitability which put top-end pressure on land prices. Since then, we have seen some rallies in the markets and some stabilization in the broad markets. Demand is still strong both domestically and globally. The corn carried out is thinner than expected. Our eyes are on planted acres and planting weather. Our prediction is, that we see record corn acres and a shot at a record corn crop if the mid-season weather is consistent. Time will tell…..
