Sale Method: The farm will be sold as two tracts at live public auction with online and phone bidding available. Winning bidder has their CHOICE of which tract(s) (Tract 1, and or Tract 2) they desire, they also have the option to purchase any combination of tracts 1-2 the opening round of bidding. 

Farm Lease: The 2024 agricultural possession is leased. Buyer(s) will receive full possession March 1st, 2025 per tenant’s rights. Seller will retain the entire 2024 farm cash rent income. The farm will have an open farm lease for the 2025 agriculture season.  

Survey: A survey will be completed around the acreage adjoining tract 1 on the west side of the property.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing and full possession March 1st, 2025.

Farm Closing: On or before December 10th, 2024.
