The farm consists of 142.52 +/- acres of highly productive organic farmland and a homestead with outbuildings. The estate will be offered as 2 tracts. Tract 1- 40 +/- acres, 27.5 of these acres are FSA tillable farmland acres, production is currently organic corn and bean crops for the 2018 growing season. Tract 1 carries a 65.4 CSR2.  Tract 2 -102.52 +/- acres, 90 of these acres are FSA tillable farmland acres, production is currently organic corn and beans crops for the 2018 growing season. Tract 2 carries a 65 CSR2, which is above the Adair county average. Tract 2 has a stocked pond. Tract 2 will be offered as a whole, the homestead and farmland will be sold together. The estate will be offered at live public auction on November 17th, 2018 at 12 p.m. 5 miles Northeast of Orient, Iowa at the Country Life Center, the birthplace farm of Henry Wallace. Sale Method: The farm will be sold as 2 tracts by live public auction.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Full possession be obtained once the current crop is harvested. Subject to tenants rights.

Farm Closing: On or before December 28th, 2018

FSA Information: Call Land Agent Matt Skinner for any FSA information questions prior to auction. Note all FSA information is estimated to the best knowledge of both seller and Iowa Land Company. All information is subject to change.

Mineral Rights: All mineral rights will convey to the buyer.
